Growing Nashville: Resident-only parking sparks debate in 12 South business stretch

A simmering dispute over parking is boiling over in Nashville's trendy 12 South district, where a recent wave of resident-only permit parking on side streets is drawing sharp lines between locals and business owners. The move, intended to give neighborhood residents relief from cars clogging their blocks, has instead sparked accusations of pushing the problem onto the main commercial drag.

For years, shoppers and diners have freely parked on residential streets bordering the popular 12 South Avenue strip. But after several blocks implemented permit-only restrictions, those drivers are now forced to hunt for spaces on the main road. Business owners report that customers are circling for 20 minutes or more, and some are simply leaving. "We are seeing a direct hit to foot traffic," said one cafe manager. "People used to park two blocks over. Now that option is gone."

Residents, however, argue they were being overrun. Many say their driveways were blocked and their streets became parking lots for out-of-towners. "It was chaos every weekend," a homeowner explained. "We couldn't get home. We couldn't get out. This is our neighborhood, not a parking garage."

The city council member representing the area acknowledges the tension but says the permits are a legal tool for quality of life. No immediate solution is on the table, though some merchants are pushing for metered parking or a shared lot. For now, the battle over asphalt continues, with both sides insisting they are the ones being squeezed.
